Landlord Insurance in Texas

A rental needs a landlord (DP) policy, not a homeowners policy — filing on the wrong form is how claims get denied. I write single rentals and multi-property portfolios across Texas, from a duplex in Fort Worth to a dozen doors in Houston.

Landlord insurance FAQs

How much is landlord insurance in Texas?

Landlord insurance typically runs about 15–25% more than a homeowners policy on the same house — often $2,000–$4,000 a year in Texas depending on county, roof age, and whether the rental is short- or long-term.

What's the difference between landlord and homeowners insurance?

A homeowners (HO-3) policy assumes you live there. A landlord (DP-3) policy covers the structure plus loss of rental income and premises liability, and drops the personal-property assumptions that don't apply to a tenant-occupied home.

Can I insure multiple rental properties on one policy?

Yes. Several carriers write multi-property landlord programs that put your whole portfolio on one schedule with one renewal date, which is usually cheaper and far easier to manage than separate policies.

Is landlord insurance required in Texas?

The state doesn't require it, but any lender with a mortgage on the property will, and the wrong policy form can void a claim. Most leases also assume the owner carries it.
