How much is flood insurance in Texas?
Texas flood policies commonly run $600–$1,200 a year in moderate-risk areas and can exceed $2,500 in high-risk zone AE properties. Private flood carriers are frequently cheaper than NFIP for the same limits, which is why I quote both.
What does flood insurance cover?
Building coverage handles the structure, foundation, electrical, plumbing, HVAC, and built-in appliances. Contents coverage — purchased separately — handles furniture, clothing, and electronics. Basements and detached structures follow special rules.
Do I need flood insurance if I'm in flood zone X?
It's not federally required in zone X, but roughly a quarter of flood claims come from moderate- and low-risk zones, and premiums there are much lower. In the Houston and San Antonio areas, it's often worth the few hundred dollars.
How long before flood insurance takes effect?
NFIP policies carry a standard 30-day waiting period, so buying as a storm approaches doesn't work. Private flood policies sometimes bind faster, but the safe move is to put it in place well before hurricane season.
